Strip the beds

Remove pillowcases, sheets, duvet cover, and towels from each bed. Bundle them into one of the pillowcases and leave the bundle in the bedroom.

Switch off lights and appliances

Please switch off all lights and ensure all appliances are turned off.

Lock up and return keys

Make sure the property is fully locked and return the keys to the key safe.

By Car

Drive up the driveway to the left of the house and park at the top – there is room to turn. The driveway is 8.5 ft wide, suitable for a standard car or transit van. Facing the house, go through the gate on the far left of the parking area next to the boundary fence, then follow the path through the lawn down to the patio.

The key safe is beside the kitchen door. Pull the black cover down and enter your code (sent 48 hours before arrival). Press each button until it clicks. Keys for both front and back doors are inside. Enter via the back door (to your right). The light switch is on your left, the other side of the window.

On Foot or by Taxi

Walk up the drive to the left of the house for about 20 metres until you reach a garden gate on your right. Enter the garden and follow the path through the lawn down to the patio. The key safe is beside the kitchen door – use your code as above.

Private parking is available on the driveway at the top of the property. The driveway is 8.5 ft wide – suitable for a standard car or transit van, with room to turn at the top.

Please do not park on London Road or block the driveway entrance.

No Smoking or Vaping

No smoking or vaping inside the property. Outdoor smoking only in designated areas. A cleaning charge applies for any breach.

No Parties or Events

Accommodation only – no gatherings or events. Breach may result in immediate termination without refund.

Quiet Hours: 10pm – 7am

Please keep noise down during quiet hours. We have good relationships with our neighbours and ask you to help.

Registered Guests Only

Only guests named in the booking may stay overnight. Day visitors by prior agreement only.

Pets are only permitted with prior approval.

Please report any damage promptly – accidents happen and we appreciate honesty. Wilful damage will be charged.

Cleaning

The property is professionally cleaned between every stay. A cleaning kit is available under the sink for day-to-day use. Please leave the property in a reasonable condition at check-out.

Laundry

A washing machine and tumble dryer are available for guest use – located in the utility room at the end of the back corridor. Fresh towels and bed linen are provided at the start of your stay.

Garden

The garden is maintained by us – please enjoy it but do not alter any plants or fixtures. Garden furniture is available during your stay. BBQ available.

Damages and Issues

Please report any damage promptly – accidents happen and we appreciate honesty. Wilful damage will be charged. For urgent maintenance, contact Sarah on 07553 141595.

Bins are located at the front of the house to the far right. Collections are on Friday mornings.

Temperature Controls

Heating

Nest thermostat located to the right of the back door in the back hallway.

To adjust: tap the display, then turn the outer ring – right to increase, left to decrease.

Eco mode: if the display shows a leaf, tap and turn to override.

Recommended: 19-21 degrees C

Hot Water

Hot water tank is in the utility room, next to the boiler.

If the hot water runs cold, locate the boost switch on the wall to the left of the boiler. Allow 20-30 minutes to reheat.

Electrics

Fuse board is in the cupboard to the left of the front door.

If a socket or appliance trips, reset the relevant switch – push it firmly back to ON.

If the board trips repeatedly, do not reset – contact Sarah on 07553 141595.
